18Franklins Lodge is a care home providing personal care and accommodation for 19 service users between the ages of 18 and 65 years of age who have a mental health condition. It is owned by Arc Healthcare Limited which is a subsidiary company of the national organisation, Care UK. The home is situated close to the town centre in Boston and is a grade II listed building in a terraced row on the former High Street. Service users have easy access to the town centre shops, pubs, library and other services. Accommodation at the home comprises of self-contained flats, which are shared by 2 or 3 service users, with communal kitchens and bathrooms. In addition to the flats there is a communal dining room and two lounges. There is a main kitchen where staff members prepare meals for the residents and there is also a communal laundry room. A copy of the Service Users Guide and Statement of Purpose can be obtained from the manager, along with current information on the range of fees.

What the care home does well The home is in a quiet part of Boston`s old High Street and is very close to shops and facilities. A visitor commented that a reason for choosing the home was that it had a good reputation. People are supported to live as independent a lifestyle as possible in a comfortable and friendly environment and the home is decorated to a good standard. All people spoken with made positive comments about the care they received; one said it was the next best thing to living on your own and another said that he enjoyed being part of the resident group. The staff group is well trained and knowledgeable about the people living at the home and how they prefer to be supported. The manager and senior staff work well as a team and there is a very stable staff group, enabling good knowledge of the needs of people. People are encouraged to make choices about their daily lifestyles and individual likes and dislikes are catered for. What the care home could do better: Franklins Lodge has very clear and established quality assurance procedures and where improvements are required they are either planned or being addressed by the manager and staff within the home. Care Homes for Adults (18-65 years) Page 3 of 7 What we found: This was an unannounced visit which formed a random inspection visit. It lasted approximately two hours and we took into account previous information held by us including the previous inspection report, their service history and records of any incidents that we had been notified of since the last inspection. During this visit we talked to the people to obtain their views about whether they felt their needs were being met and about their quality of life. We also spoke to staff to learn their views about how they felt their training and development needs were being met. We also spoke with the manager to learn of any changes which have taken place and if there were any risks to the people living in the home. Before this inspection visit we received surveys from the people living in the home and from staff to learn of their views. Comments from the people were all positive and included, You can ask anyone for anything and it is no bother. My family and friends visit and are always made welcome They look after me very well and Its a very friendly place to be. Comments from staff included, We provide good support to people, We are very person centred on our approach to care and Its a very strong and dedicated team. We spoke to six people who use the service, and three members of staff. The manager was present throughout the inspection and feedback was given about the good outcomes at the end of the visit.
